Casatornia is a private lakeside villa situated in Torno, on the eastern shore of Lake Como, offering direct waterfront access and panoramic views of the lake and surrounding mountains. The property combines neoclassical European architecture with modern infrastructure, arranged across multiple levels connected by an internal stairwell and secured with a smart lock system, security features, and 24-hour self check-in. Concierge services, airport transfers, on-site car rental, and optional private chef services are available. Nearby boat connections and historic villages facilitate easy exploration of the Lake Como region.

Living room

Located on the main living level, the living room is a spacious, light-filled area designed for both relaxation and gathering. It features a large dining table accommodating up to 14 guests, set within a neoclassical European interior with refined architectural details. The room includes an indoor fireplace, comfortable sofas, historic decorative clocks, and intelligent room controls. A 50” television with Italian and international channels, Netflix, Disney+, and additional streaming services is complemented by a home theatre system with subwoofers and high-quality speakers.

Kitchen

Situated on the same level as the living room, the fully equipped kitchen features a light neoclassical interior with French Provincial influences and vitrage glass doors opening toward the outdoor areas. It includes a full range of appliances such as an oven, stove, microwave, refrigerator, freezer, dishwasher, espresso machine, coffee maker, blender, and toaster. A television provides entertainment while cooking, and the space is designed to support both daily use and private chef services. Direct access to the patio and barbecue area allows for easy indoor-outdoor dining.

Garage

The private garage is located on the lower level and is accessible internally via the stairwell. It accommodates one vehicle and is secured with a coded door, offering added privacy and safety. An EV charging point, accessible parking space, and secure storage are available.

Stairwell

All areas of the villa, including the garage, living spaces, and bedrooms, are connected by a classic, stylized stairwell. The layout spans a lower level with garage access, a main living level with shared spaces, a first floor with two bedrooms and two bathrooms, and a second floor with one bedroom and one bathroom.

Bedroom 1

Located on the first floor, this bedroom offers a refined and restful setting with classic furnishings and generous storage. A 50” wall-mounted television, fast Wi-Fi, and climate control are complemented by high-quality bedding and sound insulation. The room is suitable for extended stays and provides easy access to nearby bathrooms on the same level.

Bedroom 2

Also on the first floor, this bedroom mirrors the villa’s established style and includes a 40” television, large mirrors, and elegant lighting. Comfortable bedding, wardrobe space, and temperature control create a quiet and practical retreat, suitable for couples or family use.

Bedroom 3

Positioned on the second floor, this bedroom offers additional privacy and elevated views. Furnished in the same classic style, it features a 50” television, fast Wi-Fi, and climate control, making it equally suitable for relaxation or remote work.

Full bathroom 1

Located on the first floor, this spacious bathroom features a walk-in shower, bidet, radiator heating, and modern-classic finishes. Guests are provided with bathrobes, slippers, hair dryer, cleaning products, and essential toiletries, ensuring comfort for both short and long stays.

Full bathroom 2

Also on the first floor, this bathroom includes both a shower and a bathtub, along with a bidet and high-quality fixtures. The layout is designed for convenience and comfort, particularly for families or guests preferring a bathtub option.

Full bathroom 3

Situated on the second floor, this bathroom reflects a more traditional aesthetic consistent with the upper-level bedroom. It includes a shower, bidet, and classic fittings, maintaining the same level of functionality and care as the other bathrooms.

Private pier

A private pier extends directly onto the lake and is accessed by stairs from the villa. This secluded waterfront area allows for direct lake access, swimming, or private boat arrivals, while maintaining a high level of privacy and security.

Swimming pool

The swimming pool is located beside the villa and overlooks Lake Como and the surrounding mountains. The area is furnished with outdoor seating and sun loungers and is complemented by a private garden and courtyard spaces. Bicycles are available for local exploration, and the outdoor areas are suitable for relaxation, family use, or quiet leisure throughout the day.

Sorroundings

Torno, on the eastern shore of Lake Como, offers breathtaking panoramas of the lake and surrounding mountains. The area features scenic waterfront paths, charming historic streets, and small artisan shops, as well as cafés and restaurants serving local cuisine. Visitors can enjoy boat trips across the lake, hiking trails through nearby hills, and access to cultural sites in surrounding towns. The location combines peaceful natural beauty with convenient connections to the wider Lake Como region, making it ideal for exploration, relaxation, and outdoor activities.

Guest access and arrival

Guests can check in from the agreed time on the day of arrival. You will receive all necessary access details in advance, including a smart lock code for the villa and a separate code for the private garage, which accommodates one car. Additional parking is available on the driveway.

Clear directions to the villa will be provided, including tips for the final approach along Lake Como’s roads. Self check-in ensures flexibility, and a host contact number will be available for any questions or assistance during your stay. Please keep your access codes confidential and use them only during your visit.

Check‑In & Check‑Out
Check‑in is available from the agreed time on the day of arrival, and check‑out is required by the agreed time on the day of departure. Early check‑in or late check‑out may be possible by request and subject to availability.

Occupancy & Guests
Only registered guests included in the booking are permitted to stay overnight. Unregistered visitors or additional overnight guests must be approved in advance.

Security & Access
For your safety and convenience, access to the villa and garage is secured with unique codes. Please keep these codes confidential and use them only during your stay. All doors and windows should be locked when the villa is unoccupied.

Parking
Parking is available in the private garage for one vehicle, accessed with a separate code, and additional parking on the driveway. Please use only the designated parking spaces.

Noise & Respect for Neighbours
Out of consideration for the neighbourhood, we ask that noise levels be kept moderate, especially during evening hours.

Cleanliness & Care
Guests are responsible for leaving the villa in a reasonable condition. Normal use of amenities is expected; any excessive cleaning needs may incur additional charges. Please dispose of rubbish in the designated bins and ensure dishwashers are emptied before departure.

Safety & Liability
Guests are responsible for their own safety and the behaviour of all members of their party. Please comply with posted safety notices and exercise caution around the pool, pier, and waterfront areas.

Pets
Pets are allowed only with prior approval. Please discuss any pet arrangements before booking, and ensure pets are supervised at all times.

Smoking & Fire Safety
Smoking is not permitted inside the villa. If you smoke outdoors, please use ashtrays and dispose of waste responsibly. Open flames and fireworks are prohibited.

Security Deposit
A refundable security deposit may be required and will be returned after check‑out, subject to inspection for any damages, missing items, or breaches of these rules.
